Commercial property lending and business finance. Structured together.

Commercial property and business finance for investors and business owners across Australia. Purchase, refinance and restructure lending with a clear view of cash flow, security and your next move.

What is commercial property lending?

Commercial property lending and business finance can fund property purchases, business acquisitions, working capital, equipment and refinances. The assessment considers the borrower’s repayment capacity, the transaction, available security and the proposed facility structure.

We bring the property, lease position, business cash flow and funding requirements into one proposal. The structure considers loan terms, repayment arrangements and settlement timing, with the lender process managed from enquiry to execution.

Discuss a business finance requirement

See the asset, the cash flow and the debt together.

A commercial property decision is stronger when the lease position, business requirements and settlement cash are tested as one proposal.

Multi-tenant investment acquisition

One asset, several tenants, and a different expiry date behind each line of income.

Analysis
Net operating income rather than gross rent: outgoings recovery, incentives still running, arrears, and the occupancy the valuation assumes. Then lease expiry across the tenancies, how much of the income sits with the largest tenant, and the total acquisition cost including duty.
Judgement
A weighted average lease expiry describes the average, not the risk. Which expiries land together, which tenants would be hard to replace at the assumed rent, and how long the largest tenancy would take to re-let.
Support
Lease review, valuation, duty and registry requirements and facility terms brought to one settlement date, with the funding position established before the contract goes unconditional.
Facilities
Term debt sized on the asset and its income, with capacity for incentives, fitout contributions and make-good where the leases call for them.

Owner-occupied premises and business debt

Buying the premises the business trades from, without starving the business that services the debt.

Analysis
Sustainable business cash flow rather than a strong year, existing commitments, the contribution available, and what the property is worth to a lender as security rather than to you as a home for the business.
Judgement
The rent the business stops paying is not the whole benefit, and the debt it takes on is not the whole cost. What matters is the working capital left behind once the contribution is made.
Support
Property and business facilities structured together, each with its own purpose, repayment profile and security, so one is not quietly funding the other.
Facilities
Term debt against the premises, working capital sized on what the business actually needs rather than what is left over, and equipment or fitout finance where the move requires it.

Commercial lending, explained.

Can you arrange lending for investment and owner-occupied property?

We assist commercial property investors and business owners purchasing or refinancing their premises. The lender approach depends on the property, its use, the lease position and the borrower’s wider financial circumstances.

What do commercial property lenders assess?

The assessment typically considers the property valuation, rental or business income, existing debts and proposed security. For leased property, the lease terms, tenant position and vacancy exposure are relevant to the funding structure.

How much can I borrow for a commercial property?

There is no single borrowing percentage that fits every commercial transaction. The amount depends on repayment capacity, property type, security and lender requirements. We assess the funding need alongside purchase costs and your available contribution.

Can you help with business finance as well?

Yes. Pendium also structures business acquisition, working capital, equipment and ownership-change finance. We consider these requirements alongside property debt where they form part of the same transaction.

Commercial property calculator

Explore investment or owner-occupied commercial property across Australia. Investment scenarios include net operating income, yield, loan-to-value ratio, actual and stressed debt coverage, rent-weighted WALE, occupancy, tenancy concentration, lease expiries and cap-rate sensitivity. Add up to ten tenancies or vacant units.

Owner-occupied scenarios use sustainable business cash before occupancy and debt payments, less other debt payments and ownership costs. Compare ownership cash costs with rent that will cease, without counting that rent twice.

Select the property state or territory to include an indicative standard commercial-property transfer-duty estimate. The settlement-cost view separates purchase-price equity, duty, registry fees where a current public schedule supports the inputs, and confirmed legal, PEXA, valuation, lender and other settlement costs. Cash required at settlement is total acquisition cost less proposed debt.

Move from an indicative scenario to a funding discussion

Download or copy an acquisition brief to review the proposed debt, settlement cash, lease position and assumptions with your advisers. A Pendium conversation can then consider borrowing capacity, debt structure, acquisition or refinance funding, lender appetite, terms and sensitivity to rate, rent, vacancy and valuation. The brief stays on your device unless you choose to share it.

Registry fees depend on titles, instruments and lodgement method. The calculator only estimates them where the selected inputs map to a current public schedule; otherwise users should enter confirmed costs. GST, tax, incentives, foreign-purchaser treatment, concessions, entity and mixed-use treatment, future rent growth, capital works and balloon repayments are excluded. Indicative, static calculations only, not a valuation or lender assessment. Enable JavaScript to use the interactive calculator.
